Singles Are Hot
Most builders are aware that
singles constitute over 30 percent of the new homes
market, about two-thirds female and one-third male.
But far fewer seem aware that over half of these
singles are buying in suburbia rather than higher
density urban areas. Do you have a model designed

Singles in the Suburbs: Coldwell Banker Real Estate Consumer Survey Uncovers Trends Among the New Wave of Home Buyers) completed a survey of single home
buyers across the United States. Price played a
significant role in their decision (53 percent
calculated it was more cost-effective than renting).
The desire for independence also was important (35
percent).
Of perhaps greater importance to
builders is that over two-thirds (68 percent)
purchased a home below their purchasing ability --
not the most expensive home they could afford.
Frugality is a key buying factor. Travel time is
another decision factor, with 55 percent finding a
location less than 30 minutes commute time, and 40
percent locating less than 30 minutes from their
parents or extended family.

The long-awaited beach and golf
resort on the Caribbean coast near the historic City
of Cartagena is ready to move ahead with the new
EDAW master plan. It is financed by a strong
public-private venture which is seeking an
experienced resort developer to guide the project on
a fee basis. Parker Associates expects to be

developers over the next few weeks in anticipation
of a 2011 launch.

New Home Market Increase
New home starts escalated to new
growth in March according to data released by the
National Association of Home Builders. Some
observers believe this surge to be the last hurrah
before the end of federal tax credit support April
30.
|
However, other experts project
that, although starts may dip in May, this
escalation signals the manifestation of latent
demand from two years of recession that is likely to
continue through coming months as other parts of the
economy improve.
