Individuals tend to visit builder model homes and contact agents advertising resale homes in their city of employment. Larger investments are usually arranged through national agents and acquisition executives.
Information on available investment properties available is promoted by property representatives through personal contacts to acquisition executives and advertising in trade magazines. Contacts are maintained by participation in annual professional conferences including the now global Urban Land Institute (http://uli.org), and, in the United States, the National Association of Homebuilders (http://nahb.org), National Association of Realtors (http://www.realtor.org), International Council of Shopping Centers (http://www.icsc.org/), American Resort Development Association (http://www.arda.org), and, American Association of Retirement Communities (http://the-aarc.org/).
Perhaps the most successful interaction forum for small investors is the twice-annual British “Property Investment and Homebuyer Show” (http://www.propertyinvestor.co.uk) held in London, UK. Over 5,000 registered for its recent four-day Spring show with property representatives, agents and consultants manning contact booths and offering seminars to attentive attendees from many countries. Individual retiree investors were apparently a prime target group.
A somewhat similar interaction forum is provided in the United States by “Ideal Living Magazine” (http://www.ideal-living.com) through a series of annual Sunbelt retirement location seminars in several northern cities. They feature industry speakers on retirement locations and booths for representatives of retirement communities to engage attendees with special visitation incentives. Publisher David Robertson reports increasing attendance now numbering in the thousands for these retiree investor conferences.
Recently, “International Living Magazine” (https://internationalliving.com) has been hosting retiree seminars in both the United States and in Latin American countries to promote retirement living in these countries for their readers from the U.S. and other countries. These conferences feature specialists in health care, finance and legal issues, as well as real estate agents to cover all the pros and cons of locating in each country.
