ULI Florida Summit I attended the Urban Land Institute Florida Summit on June 7-8 at the Vinoy Renaissance Hotel in St. Petersburg and found it to be excellent information value. The pre-conference tour was to The Portland public housing project and The Ovation luxury condominiums, both in central St. Petersburg where we heard a couple of architects talk while we patiently waited in Tiered Seating accommodations at the auditorium. The two, multi-family, elevator developments were positioned to residents at opposite ends of the economic scale, but both featured outstanding architectural design and impressive amenities, including fitness and community rooms. Most national economists are approaching 2012 with caution.  The intransigent Congress and continuing European financial difficulties do not bode well for a surge in economic growth and a reduction in unemployment.  Projections remain at a modest 2 percent growth as in 2011.   On the positive side, new employment growth has been positive over the past four months, and new capital investment is occurring in several sectors.
